Mold damage is indicative of a water issue.

Mold is a by-product of water damage. The mold on this wall started from mold spores growing on insulation next to a sewer pipe. Mold becomes more problematic when the source is from category 3 water (sewage). The continuous dampness of a leaking pipe and a food source (insulation) make an ideal situation for the spores to spread. The spores spread through the air, looking for a food source (the sheetrock on the adjacent wall).
